What kind of equipment do you use? . . .

I use full frame Nikon cameras, such as the D4s and D700. My primary lens for interiors is the PC-E Nikkor 24mm f/3.5D, but I have a full range of lenses that accompany me on every shoot.

What kind of equipment do you use?

I use full frame Nikon cameras, such as the D4s and D700.  My primary lens for interiors is the PC-E Nikkor 24mm f/3.5D, but I have a full range of lenses that accompany me on every shoot. 

What kind of software do you use? 

While 95% of my post production work is performed in Adobe Lightroom and Photoshop CC,  I have a few other software programs that I use for creative effects or intricate retouching.  My goal, however, is to get the photos as close to perfect as possible SOOC (straight out of camera) to minimize time spent in post. 

what exactly do you mean when you say the home must be "photo-ready?"

It's simple:  the home needs to be ready to be photographed upon my arrival.

All cleaning, staging and/or de-cluttering must be done prior to my arrival.  I have a limited amount of time to photograph the property, and all of that time must be spent doing just that - taking photographs.  I simply cannot afford to wait around while each room is prepped.  If a piece of furniture or small object needs to be moved to get a better angle or view, I certainly have no problems doing that (with permission, of course).

I like to use open houses as a great example when the subject of prepping the home comes up.  Let's say you have an open house on a Saturday morning at 10am.  If you show up right at 10am when the open house is set to start, and you realize that the house is a disaster and that the owner didn't do anything to get ready for it, what happens?  We both know you would never ask people to wait around while you clean, de-clutter or prep each room before they can see it, right?  Of course not!  My guess is that you probably spent a fair amount of time working with the owner a few days or even weeks before the open house to get it ready.  And I also bet you arrived extra early to ensure everything was extra perfect before the first person walked through the door.  Right?  Of course!

So why wouldn't you take that same approach when having the house photographed?  You should! 

Do you use HDR for your photographs? 

Short answer, no.  But then again, it really depends on what you mean by "HDR."  If you mean bracketing 3-7 exposures and then processing them in programs like Photomatix or HDR Efex Pro to produce over-baked, surreal images, then no, I do not.  But if you mean bracketing exposures and then manually blending them together as needed, then yes, sometimes I do.

The HDR "technique" has become an extremely popular technique throughout the real estate photography industry, as it does decrease the time spent on's possible to get in and out of a home in a relatively short amount of time.  This appeals primarily to the run-and-gun, volume-based photographers that are shooting 3-5 homes per day.  Images are taken and then batch-processed using special software that uses algorithms to automate everything.  But in my professional opinion, while it's a very efficient technique or workflow, the results are unpredictable and oftentimes produce images that are inaccurate in terms of colors, tones, clarity, etc.

While I'm fully capable of using the "HDR technique," I prefer to take my time utilizing more traditional methods that produce more accurate and realistic images. 

Do you use supplemental lighting? 

Absolutely.  I use it quite often, both to even out the ambient light and for creative purposes.  I use Nikon speedlights, Paul C. Buff studio flash units, and a wide array of modifiers, reflectors, etc.

How many photos are included? 

Between 15 and 40 fully edited images, depending on the size of the property. 

How long does a typical photo shoot take? 

It varies.  An average-sized home typically takes between 1-2 hours, while larger homes may take 2-3 hours.  Every property is different, so there's no general rule in terms of shoot time.  I approach each and every property with the same amount of enthusiasm and attention to detail, regardless of location, condition or price.  My images are a direct reflection of me, so no shortcuts are ever taken!

When can I expect my photos? 

You can expect to receive your images within two business days of completing the shoot.  If you are in a pinch and/or require the photos same or next day (less than 24 hours), then a rush fee of $50 is applied.

Do you deliver both Hi-Res and Low-Res images? 

Yes.  I include two folders of images:  Hi-Res and Low-Res.  Hi-Res photos are original resolution to be used for marketing purposes.  Low-Res images are optimized (1024x768 @ 72 PPI) for uploading to FMLS and/or GA MLS.

How will the photos be delivered? 

Images are delivered via Dropbox, and it's a three-step process:

Step 1:  Water-marked, low-resolution images are uploaded and shared with you for previewing.

Step 2:  When you have approved the images, an invoice will be sent to you for payment.

Step 3:  Once payment has been received, both high and low-resolution images will be delivered to you via Dropbox.

*Note:  Should you decide to pay in advance or at the time of the shoot, no payment is required after viewing/approving the low-resolution images.

What if I'm unhappy with the images?

It just depends on the situation.  My ultimate goal is to deliver images that satisfy everyone.  But if for whatever reasons the images do not meet your expectations, then it all starts with a conversation.  If it's abundantly clear that the issues are on my end, then I will do whatever is necessary to fix them (further editing in Photoshop, reshoot the property, etc.).

However, I cannot take responsibility for any lack of communication, decisions or assumptions made on your part.  I shoot properties "as is," meaning if it's there...if it's's going to be in the shot.  It is not my responsibility to "Photoshop" dead grass, ominous skies, blemishes on walls or ceilings, etc.  Sure, I'm fully capable of using Photoshop for advanced editing and retouching, but that is considered a separate service and is billed accordingly.

What is your rescheduling policy? 

There will always be occasions when shoots need to be rescheduled.  However, I require notice at least 48 hours in advance - otherwise a $75 cancellation fee will be applied.  Same-day cancellations and/or no-shows will be charged the full amount of the session.

In the event of inclement weather or less-than-ideal shooting conditions, there are no penalties for cancellations or rescheduling.

Does someone have to be present at the time of the shoot? 

No.  I have some clients that prefer to be present during the shoot to discuss their preferences on angles, staging, etc.  I have other clients that rarely attend the shoots.  Either way is fine with me, as long as I have had a chance to discuss the shoot and fully understand the scope of the assignment and what you expect. 

Can you suggest any helpful tips for preparing a property to be photographed? 

Absolutely!  I've created a website that can be used as a guide for prepping the property.  Not everything will necessarily be applicable to every property, and it's not mandatory, but it's a great guide to use to ensure that nothing is overlooked or forgotten.
